Being a Real Estate Photographer in Las Vegas, I need to deliver quality photography that will meet or exceed your expectations for showing your client’s home. Pulling a happily desired emotional response from prospective buyers across the country. All of my shoots offer professional photos for download for ease of use in the MLS and Social Media.
Photo Turnaround
For all of our home photography shoots I try to offer a 1 day turnaround as a standard. This means that I will have your shoot processed, photos uploaded onto your download page by close of business the following day. Floor plans, videos and virtual tours usually require more editing time with hope of a 24-48 hour turn around. I want to make sure that you have every opportunity to shine for your clients.
How I shoot
All of my photo shoots are done using HDR brackets. A process of using natural ambient light, followed by overexposed lighting and then underexposed lighting. This technique allows me to provide accurate color of spaces, eliminating some shadows and brightening unlit walls. Many times this allows us to look out the window instead of haivn the whole thing blown out. All while remaining affordable.
What to Shoot
Typically, my normal shoots yield about 30-35 photos, and homes above 2,700 sqft usually are better suited for my 50 images package. On a typical home I will shoot about 5 exterior photos, 3-4 shots of the living room, kitchen, family rooms, loft areas and the primary bedroom. Primary bathrooms, bedrooms, and den/offices I will shoot 1-3 images depending on decor placement (sometimes there’s only room for one shot in a kids bedroom). Lastly, secondary bathrooms and garages usually get a single shot.
Be Ready for the Shoot
I highly recommend that homeowners and pets not be present for shoots. Shuffling personal items and people leads to longer shoot times, interupted work flow and forgotten spaces while tending to non photography issues. Please clean and de-clutter as much as possible when preparing the home. Please clear or minimize bathroom vanities, and ensure all lights bulbs are working. Treat me like I am your first showing of the home. Which I am documenting your property for all other home buyers to see.
How Many Photo Do I Need?
On average my delivered photos range in number depending on the size of the property. The Las Vegas MLS will now accept up to 99 photos to be published. With your direction, I can shoot more or less of a specific space.
Access the Home
The LVR does not give lockbox access to a real estate photographer in Las Vegas. I have been a licensed real estate agent since 2006. I am familiar with mechanical and electrical lockboxes. I am familiar with one day codes if you wish to share one. I can lock up your home and turn of lights as directed.
